DAY-TO-DAY
- Lead Sourcing & Pipeline Management: Own the full acquisitions pipeline.Identify high-potential acquisition opportunities through cold outreach, inbound lead follow-up, agent/broker relationships, and direct marketing
- Appointment Setting & Property Walkthroughs: Contact and qualify motivated sellers , set and attend appointments for property walkthroughs and build rapport with sellers, gather property intel, and assess renovation scope on-site
- Negotiation & Contract Execution: Lead negotiations with sellers to structure win-win deals, present offers and secure executed contracts. Coordinate with legal and title teams to ensure timely closings.
- Property Analysis & Due Diligence: Analyze comps, renovation costs, rent potential, and after-repair value. Conduct due diligence to ensure strong ROI and portfolio fit.
- Cross-Team Collaboration: Work closely with the finance, construction, and operations teams to ensure that every property acquired aligns with our investment strategy. Ensure proper handoff and alignment with budget, timeline, and return metrics.
- Strategic Planning & EOS Involvement: Key contributortohelp shape strategic direction and scale acquisitions operations through participation in EOS Level 10 meetings, set and track quarterly rocks, and provide acquisition metrics and updates. Assist in refining SOPs for lead management, underwriting, and acquisitions workflows
- Training & Mentorship: Help onboard and train new acquisitions team members. Share best practices and uphold company culture and standards.

KEY MUST HAVES
- 2+ years of experience in real estate acquisitions, investment sales, or a related role
- Proven track record of closing real estate deals
- Licensed real estate agent in NH & MA, required
- Experience setting appointments and walking properties with sellers
- CRM experience (e.g., REsimpli, HubSpot, Podio)
- Strong negotiation, communication, and time-management skills
- Willingness to travel and walk properties throughout Southern NH and Northern MA
- Construction or renovation experience is a strong plus
- Familiarity with EOS / Traction framework is a plus

- Must have valid drivers license and acceptable driving record
- Acceptable results of a criminal and motor vehicle background screening

- Compensation: Competitive base salary $50,000-$80,000 based on experience plus performance-based bonus structure tied to acquisitions.
