Function Overview

Real Estate & Facilities Management is a function which creates safe and employee friendly workplace solutions. This ream is focused on keeping employee experience at the center driving world class service offerings to enable employee friendly workplace, food, transport, logistics, security, business continuity, health& wellness, engineering and infrastructure. The function has diverse support groups that work cohesively in creating world class employee experience, ensuring adherence to global workplace standards as well as complying with local regulatory & compliance requirements.

Purpose of the role

Role will have overall responsibility on management of real estate for General Mills India at country level and specific to Mumbai provide great, well-coordinated workplace services for employees, by both efficient daily service delivery, and continuously looking for opportunities to enhance or expand these services. Drive the country real estate strategic planning to ensure the long term occupancy plans for our property portfolio are aligned with business direction. Responsible for overseeing a complex work environment including interpretation and application of local labor and health regulations, assuring our Mumbai office buildings are in compliance and coordinating all business continuity planning. Act as the main interface between global support and business units order to manage and lead real estate strategic planning.

Key Accountabilities

  • Drive the country real estate strategic planning for EWS to ensure the long term occupancy plans for our property portfolio are aligned with business direction.
  • Implement portfolio management metrics that illustrate the financial performance of the property assets along with capital fund management
  • Implement models to link business and real estate strategy to forecast supply and demand for space and developing master and strategic plans for utilisation and development potential of land and/or buildings
  • Undertake real estate due diligence reviews as and when required for potential new space expansions
  • Be strategic partner and advisor to Site Director and bring external perspectives with right sources of information & analytics driving key decisions on real estate and services
  • Become true service partner for GIC Management group in their day to day and strategic plans for the enterprise functions with GIC.
  • Implement property plans in alignment with agreed strategies.
  • Manage leases and Leave & License Agreements.
  • Act as the main interface between global support and business units order to manage and lead real estate strategic planning.
  • Contribute the development of new business initiatives for real estate planning
  • Oversee contract performance and service levels performance for all Mumbai service contractors
  • Develop and agree on Service Level Agreements between facilities management and business units
  • Connect with GMI WHQ Legal and Sourcing resources to (HR labor laws, contractual/legal regulations, etc.) to ensure compliance on the part of GMI
  • Approve BAU operating costs within delegated authority.
  • Develop and maintain a business continuity plan for the Mumbai site
  • “Own” all facilities / premises issues in the country.
  • Act as custodian for budgets and track prudent spending towards benefit of enterprise
  • Own full-lifecycle of services across site, building the right level of service vendor partnership
  • Bring synergies across different functions towards space and facilities requirements & represent one employee experience for General Mills India.
  • Build equity with key stakeholders in the role external landlord, vendors, community groups, legal & regulatory authorities,functional leaders, global partners and counterparts at other companies.
  • Develops and participates in all activities such as presentations, information sessions, external forums etc.

Minimum Qualifications

  • Master’s degree in Real estate & Facilities Management or related field with 15 + years of direct experience.
  • Strategic thinking with right level of data supporting the recommendations and plans in real estate & facilities management.
  • Strong supervisory/leadership skills to manage 4-5 direct reports and close to 150+ contract workforce.
  • Must be able to motivate and lead a diverse work group across departmental lines.
  • Strong oral and written communication skills.
  • Familiarity with local labor, health safety laws to ensure company compliance.
  • Work cross-functionally utilizing available corporate resources to support local requirements and initiatives.
  • Superior customer service skills.
  • Build strong relationships with stakeholders with right level of interventions for service improvements.
  • Meticulous attention to detail as it relates to handling all related details.
  • Highly motivated, self-starter
  • Work well under stress and time pressures.
  • Able to cope with varied and fast paced activities.
  • Computer skills – all Microsoft applications.
