Franklin & Marshall College is recruiting for a Executive Director of Facilities Optimization.

Job Description:

Reporting to the Vice President of Finance & Administration with a dotted line to the Associate Vice President for Facilities & Operations, this position will have oversight of and profit & loss responsibility for the college’s investment properties, including the four commercial properties and over twenty small house rentals. This position will develop and implement, in close collaboration with Facilities & Operations, an energy master plan for the college. This position will have oversight of sustainability initiatives for the college broadly including student and faculty engagement. Finally, this position will maximize the return on college physical assets when those assets are not being used for mission activities. This includes P&L responsibility for conference and events, and other facility and land rentals.

Essential Functions:

  • Investment Properties
    • Oversee lease agreements in place and ensure lease agreements are compliant with all legal and regulatory requirements.
    • Ensure rents are competitive for the region and provide the appropriate margin/return to the college.
    • Evaluate the return on all investment properties utilizing an eight percent hurdle rate. If hurdle rate is not being met, recommend to VPFA actions to achieve hurdle rate, alternative uses of property, or to liquidate the property.
    • Ensure all facilities are maintained at commercially reasonable standards. Develop a planned/deferred maintenance schedule that operates within the investment property reserves.
    • Working closely with the Director of Campus Services, schedule and oversee all cost effective planned and deferred maintenance by coordinating internal resources through F&O or bidding, evaluating, and managing external contractors.
    • As new investment property opportunities are identified, take a lead role in the development, renovation, construction, and onboarding of any new tenants. This includes issuing RFPs for any work that may need to be completed and responsibility for managing construction and/or renovation budgets
  • Energy Master Plan and Sustainability
    • Develop an energy master plan, in collaboration with F&O, for all college properties that ensures a reduction in energy consumption, creates predictable utility expenditures, provides for energy resilience, and reduces carbon emissions.
    • Lead efforts to explore, evaluate, and implement alternative energy sources such as solar and geothermal. This includes alternative financing arrangements, in close collaboration with the VPFA, for new initiatives.
    • Oversee sustainability initiatives including the Center for Sustained Environment. Working with the Director of the Center, develop and implement initiatives that have a measurable impact on sustainability. Ensure these initiatives are in collaboration with students and faculty where possible.
    • Provide input into building and renovation design and equipment replacement with an emphasis on energy efficiency, local sourcing, and life cycle cost analysis.
  • Maximizing Return on Physical Assets
    • Inventory and maintain space allocation of college physical assets and evaluate:
    • Uses for an alternative revenue streams.
    • Allocation decisions to support the college infrastructure committee.
    • Develop, in close coordination with the Director of Conferences and Events, a strategic plan to maximize the margins/returns to the college for conference, events, and other external rentals of college assets. This includes development of P&Ls that include all direct costs and estimates of indirect costs so that margins can be evaluated taking into account all costs
    • Ensure all contracts used for renting college property are current, including appropriate risk mitigation language, and are fully executed for each rental.
    • Ensure policies and procedures are current so that coordination with other departments is smooth.
  • All other duties as assigned.

Job Requirements:

Minimum Qualifications:

  • Bachelor’s Degree in Business Administration, Engineering, Environmental Science, Sustainability, Finance, or a related field.
  • 7 or more years of experience in asset management, energy efficiency, sustainability, or a related field, with a proven track record of increasing responsibility.
  • In-depth knowledge of asset management principles and strategies, including lifecycle management, cost optimization, and performance improvement.
  • Experience with the implementation of energy-saving technologies, smart building solutions, and sustainability initiatives.
  • Excellent oral, written, interpersonal communication skills.
  • Proficiency in Google Suite Products (Docs, Gmail, Sheets, Slides, Drive)
  • Evidence of a commitment to community and belonging.
  • Ability and willingness to provide excellent service and to work in a collegial manner with students, faculty and staff, and other constituencies is essential.
  • Valid driver’s license.
  • Successful interview.
  • Successful completion of background checks.
  • DRIVING ON COLLEGE BUSINESS Because this position requires driving for college business, the successful candidate must possess a U.S. or Canadian driver’s license which has been valid for at least two years, have a driving record that is free from excessive motor vehicle violations within the last three years, and have had no convictions in the last 24 months for driving under the influence of alcohol or drugs.

Preferred Qualifications:

  • Master’s Degree in Business Administration, Engineering, Environmental Science, Sustainability, Finance, or a related field.
  • 10 or more years of experience in asset management, energy efficiency, sustainability, or a related field, with a proven track record of increasing responsibility.
  • Prior experience in a Higher Education setting.
  • Prior work experience at a Liberal Arts College.
